Mark Tersigni is a real estate investment professional and Certified Public Accountant whose career spans public accounting, corporate finance, and commercial real estate investment. Over more than a decade, he has moved from auditing investment companies to underwriting and managing multibillion-dollar commercial real estate portfolios, taking an analytically grounded approach to how real estate assets are valued, financed, and positioned for sale. His work has focused on the financial analysis behind major real estate decisions, from the valuation of a single property to the strategy for an entire portfolio. The central part of his experience is in commercial real estate investment. As Vice President of Investments at a private-equity-owned commercial real estate company, he built and led an underwriting team of five analysts responsible for a portfolio of more than $5 billion across large-format open-air retail and enclosed malls. The team was responsible for acquisition and disposition underwriting, business planning, asset management, and transaction support, covering the full analytical cycle behind the portfolio's buy, hold, and sell decisions. Leading the team required technical command of the underwriting, judgment about which assumptions most affected an outcome, and the ability to train and develop analysts to produce that work consistently. Over a two-year period, the portfolio completed more than $1 billion in property sales, and Tersigni was a key contributor to the origination of a $1 billion single-asset, single-borrower CMBS loan, the largest open-air retail securitization of 2023, which required detailed property-level analysis across approximately forty assets. He created and owned the corporate model used by the company's private equity ownership to forecast investment returns, consolidating individual property plans into a corporate-level view so that ownership could evaluate options for the entire portfolio while retaining the detail of each asset. He served as a regular point of contact for the executive team and ownership on portfolio decisions, including strategic transactions, joint ventures, ground-lease negotiations, crossed loans, and options for properties approaching debt maturity. He also managed more than $1 billion of property-level commercial mortgages, providing the analysis behind refinancing, extension, and maturity decisions; he helped lead the transformation of the company's financial systems and the investment team's underlying processes. Earlier in his career, Tersigni spent three years in asset management at a private multifamily investment firm. He led the portfolio's annual budgeting process and quarterly KPI reporting and managed the reporting and analysis provided to investors, including the performance narratives that explained both results and the reasons behind them. He conducted hold/sell analysis across the portfolio and oversaw its real estate tax appeal work, negotiating reductions in third-party fees. The role sat at the intersection of ownership, investors, and operations and developed his ability to present financial results clearly to audiences with differing priorities. He began his career in audit at a Big Four accounting firm, first as an intern and then full time, working across industries that included private aviation, electric utilities, iron-ore and coal mining, and manufacturing, several of them Fortune 500 companies. He went on to audit public and private investment companies, reviewing SEC filings and financial statements, and later served as an in-charge associate who managed and reviewed the work of staff on the audit of a mutual fund with more than $1 billion in assets under management. In a subsequent real estate finance role at a national retail company, he established annual budgets and monthly projections for international retail occupancy costs and handled investment-partnership accounting and profit-and-loss review. He has been a licensed Certified Public Accountant in the State of Ohio since 2014, having become eligible during his undergraduate accounting studies; the license is currently inactive. That accounting background remains part of his method: on property sales, he reviewed settlement statements in detail to confirm their accuracy and completeness. Tersigni is advanced in ARGUS and Excel, including Power Query, and works regularly with Power BI and financial reporting platforms such as MRI and Yardi; he has also integrated modern AI tools into his analysis and reporting workflows. He writes on the areas he knows best, commercial real estate investment, including both industry analysis and practical guidance for those learning the business, along with Excel technique and the growing role of AI tools in financial work, with a consistent aim of turning large volumes of financial data into clear, decision-ready analysis. His experience combines several disciplines: having led an underwriting team, owned a corporate model, and worked directly with private equity ownership as a Certified Public Accountant, he brings together accounting precision and investment judgment, and he is comfortable both examining a property-level model in detail and addressing broader strategic questions such as the disposition of a troubled asset, the timing of a sale, the structure of a financing, or the effect of a single decision across an entire portfolio. Outside of work, Tersigni enjoys cooking, tennis, and games of strategy such as chess and poker, and he spends much of his time with his two young children.
