Shravan Parsi hails from Hyderabad, India, where he grew up in a family devoted to education and perseverance. His father, who lived with a mild disability, became one of the top medical doctors in Hyderabad. Witnessing this achievement influenced him from an early age, showing him that consistent effort and dedication can overcome obstacles and lead to success. From a young age, Shravan demonstrated curiosity and a drive to learn. In the seventh grade, he moved to a new school to study English and build connections with the broader world. After junior college, when he was not admitted into medical school, he pursued a bachelor’s degree in pharmacy at Manipal. Recognized as one of India’s top schools and an international university town, Manipal allowed Parsi to combine his study of science with entrepreneurial ambition. During these years, he began forming the idea of one day creating a pharmaceutical and biotech company. After completing his undergraduate degree, Shravan moved to the United States for graduate studies. He was accepted into St. John’s University in New York with a scholarship that covered most of his tuition. At St. John’s, he completed a master’s in pharmaceutics & industrial pharmacy, a demanding program he balanced while serving as a teaching assistant in the compounding pharmacy lab. This experience prepared him for the challenges of his professional career. He began his career as a pharmaceutical scientist. His first role was at Schering-Plough (now Merck) in New Jersey at their global headquarters. He later joined DPT Labs and Health Point in San Antonio, Texas. Over these years, he contributed to the development of several OTC and prescription drugs. Among his achievements were a patented antiseptic drug designed to combat hospital-acquired infections and a wound care therapy developed for the US military. These experiences strengthened his understanding of product development and sharpened his reliance on data-driven decision-making, skills that would later serve him well in real estate. While working full-time in pharmaceuticals, Shravan began investing in real estate. He purchased his first single-family homes, often spending evenings managing renovations or finding tenants. What started as a side project became profitable, giving him the confidence to step away from laboratory work to pursue entrepreneurship full-time. He established American Ventures, a real estate investment and development firm headquartered in Austin, Texas. The company focuses on multifamily, mixed-use, commercial, and hospitality properties, emphasizing value-add acquisitions and thoughtful development. Under his leadership, American Ventures has acquired or developed more than 4,000 units across $450MM in assets. From 2018 to 2022, Parsi served as general partner in the exit of over 3,500 units, achieving a weighted average internal rate of return (IRR) of 31.6% on managed exits. Shravan’s approach to acquisitions reflects both discipline and innovation. He has personally guaranteed loans worth millions of dollars, including a 40-year HUD loan at a fixed interest rate of 2.96% for a multifamily development near Dallas-Fort Worth. Confident in the project, he advanced personal funds before investor capital was in place. The development achieved 90% occupancy within its first year of completion. His strategic vision includes sourcing unique opportunities and creating strong partnerships. After considering several global hospitality groups, he secured a site on Austin’s South Congress Avenue and later partnered with the Marriott Tribute brand. He also assembled more than 100 acres in San Marcos for the East Village mixed-use development and over 60 acres in Elgin along the highway for future projects. Over time, Shravan has raised funds from more than 250 high-net-worth individuals (HNWIs), family offices, and private equity firms, while also partnering with institutional investors such as Goldman Sachs and Carlyle. His ability to secure repeat investors highlights his track record of performance and credibility. In 2019, Shravan Parsi became an author with the release of The Science of the Deal: The DNA of Multifamily & Commercial Real Estate Investing through Forbes Books. The book became an Amazon Bestseller and is a practical guide for analyzing, structuring, and executing real estate investments. Drawing from his scientific and business background, he simplifies complex concepts into clear, actionable insights. He also speaks at industry conferences, including IMN’s flagship events and family office forums.
